Why the price is still indicative
UP-RERA registration fixes the regulatory record — the registered name, registration number and declared completion date. It does not by itself publish the developer’s configuration-wise price list. Until Hero Realty / Hero Homes’ official price list, payment plan and sanctioned floor plans are confirmed, the starting figure remains market information rather than an official quote.
Why circulating numbers disagree
Different channels have quoted different figures — earlier material cited a start of about ₹1.80 crore, current market information indicates about ₹1.90 crore, and some quotes are materially higher. That spread reflects estimates, sometimes built up from the Sector MU land cost (Hero Realty paid a sum reported at roughly ₹218 crore for the 18,215 sq m plot), sometimes from comparable Greater Noida launches. None is an official quote.
What will drive the launch price
- Location premium: Sector MU sits in Greater Noida within the wider Noida–Greater Noida Expressway and Jewar airport catchment, a corridor that has re-rated over recent years.
- Land cost: the auction price sets a floor under the developer’s pricing.
- Product positioning: an exclusively 3 BHK, lower-density format is usually priced above a mixed-inventory project.
- Launch phase: early-phase pricing is often below later phases — confirm the applicable phase price on the official price list.
